  • Affordability snapshot

    Tammy Engel, Mortgage Advisor|Jan 21, 2017

We got a great surprise from FHA this week: They’re lowering mortgage insurance premiums! Good news for buyers and refinancers alike. Since interest rates have moved over the last quarter, it’s time for the briefest look at what affordability feels like right now in the 93561. These figures are rough estimates for the “most perfect” of buyers, and lots of things can affect who qualifies for similar terms and who doesn’t. At the very least, it gives us the flavor of what’s happening now. The re...

  • Keep fertile away from intercourse

    Bill Mead, Columnist Emeritus|Jan 21, 2017

Today, We Honor The Overall Man Classic Bill Mead Reprinted with permission One of the things I like best about my home town of Tehachapi is its one-of-a-kind name. I haven’t heard of another Tehachapi anywhere in our galaxy. I also take perverted pleasure in the fact that Tehacgapi doesn’t exactly trip off the tongue. I always look forward to calling in a catalog order and hearing the sharp intake of breath as our town’s noble name pops up on the monitor. One time the order clerk went entir...

  • 'The Jolly Routine'

Liz R. Kover, Animal Assisted Activities Director Marleys Mutts Dog Rescue|Jan 21, 2017

"The Jolly Routine" is a term coined by the renowned canine behaviorist William Campbell. It means a pet parent "acts" relaxed and happy, even in moments they may feel otherwise, as a way of convincing their dog that no threat is present. My dog Fred had developed some reactivity issues toward other dogs (as they move toward him, in tight, indoor spaces). When Fred was first released from his duties as a service dog (for a child with autism), we had several incidents during which another dog...

  • Give Google amnesia

    Greg Cunningham|Jan 21, 2017

Google makes things convenient, and that convenience comes, in part, because of what Google ‘knows’ about you and your habits. Everything you search for at home or on your phone, where you go with your phone, and if you’ve ever use OK Google, it keeps that too. To be fair, Google does give us a way to see what they’re capturing about us and even ways to delete a lot of it. If you’ve ever used the ‘OK, Google’ feature on your phone or laptop, Google keeps a recording and a transcript of...

This additional work we...

  • Social Security: Claiming strategies for married couples – Part 2

Jennifer Williams, President J. Williams Personal Financial Planning|Jan 21, 2017

File for one benefit, then the other To file a restricted application and claim only spousal benefits at age 66, you must be at least age 62 by the end of December 2015. At the time you file, your spouse must have already claimed Social Security retirement benefits or filed and suspended benefits before the effective date of the new rules. If you were born in 1954 or later, you will not be able to use this strategy because under the new rules, an individual who files a benefit application will...

  • 'Be Kind' initiative

    Susan Wiggins, Mayor Pro Tempore|Jan 21, 2017

This time I am straying from my mother Marion Deaver's history articles to explain something I have decided to do. Over the New Year weekend I was bored, so I decided I was going to read the entire Sunday newspaper from cover to cover. In that process I began to read Parade Magazine, a Sunday supplement. During that read, I found an article entitled "Resolution: Kindness – Let's Make 2017 the Year of Being Kind." The article featured a photo of Lady Gaga with her quote to encourage kindness: "...

  • Carriage Club news

    Fiona Nelson|Jan 21, 2017

After a particularly nerve-wracking summer due to the number of fires we had in our local communities, it is wonderful to now receive much-needed precipitation. As I sit here and write this, the rain is pounding down outside and the winds are blowing the poor long-suffering oak trees around. The earlier rainfalls that we received reminded me of the words of one of my favorite childhood hymns – 'He sends the snow in winter.... And soft, refreshing rain' (from 'We Plough the Fields'). The "soft, r...

  • As time goes by

    Pat Gracey|Jan 21, 2017

On December 31, New Year’s Eve, Father Time, old 2016 , made an effort to throw the weather book at us and surely did. Starting with sunshine, then dense fog, then rain and finally snow, he went out in a fit of madness. Guess he didn’t want to leave. It gets one to thinking about days gone by; sometimes decades. Our brain is a wonderful filing cabinet for episodes from our lives that can be called up at will. We see kids today completely engrossed in their Smart Phones that can take them aro...
