Planning Commission Update
At their Jan. 10 meeting, the Tehachapi Planning Commission approved the first two phases of The ADDRESS, a planned development to be located at the northeast corner of Tucker Rd. and Highline Rd. The development, ultimately containing 238 homes and a community center, was originally brought before the Planning Commission in 2019.
The "Final Master Plan" was presented by developer Alex Emdadi, CEO of Comprehend & Copy Nature LLC to the commission on Oct. 26, 2020 at a live meeting held at Aspen Builders Community Center. The Commission approved the plan with certain conditions regarding flat roofs and snow load considerations and asked the developer to bring the architecture closer to city planning requirements. On Dec. 7, 2020 the EIR and Master Plan were approved by the Tehachapi City Council subject to conditions regarding water rights.
Phase I and II of the new development will include 51 two-story, modern-style housing units between 2,100 and 2,900 square feet exhibiting various roof styles, balconies and other features with trim and colors in line with the City Master Plan. A 2,400 square foot community center is also planned for the first two phases. It will house a gym, bar and kitchen facilities and the HOA office. Surrounding the center will be tennis and pickelball courts, outdoor table tennis, chess and backgammon boards, exercise areas and other amenities. The initial entrance will be from Tucker Rd., minus the water feature that was included in the original plan. When the development is completed, there will also be an entrance from Highline Rd.
Emdadi said that he hopes to break ground this year.
